The government has proposed that all rental properties will need an EPC rating of C or above by 2025, the new regulations will be introduced for new tenancies first, followed by all tenancies by 2028.

We understand (and share) landlords’ frustration at the ever-increasing regulations and government-imposed costs, all seemingly designed to make being a landlord even more onerous, and to some, improved EPC efficiency is just the latest in a longline of landlord expense.

Currently three quarters of all rental properties in the UK are below grade C, so if the proposal is passed, and new C and above regulations are introduced, improvements will become mandatory, so let’s consider how a good EPC rating can benefit a landlord.
