Marketing

All of our properties appear on Zoopla and On The Market, in fact we are one of the few agents who offer this. Our office features a dedicated letting display and widescreen TV window display. We produce a full set of particulars for each property and all pictures are taken with a digital wide angled lens camera.

 

Viewings

Because not everyone is able to view between the traditional 9-5 hours, we offer out of hours viewings 7 days a week by using our state of the art systems, Tenants are able to book viewings online when the office is closed.

 

Staff

Whilst all our staff are fully trained and flexible enough to cover every department, we have created specialist teams within the company to ensure you are able to get through to the right person easily.

The Move in Team – Carrying out thorough and independent reference checks, ensuring all relevant procedures and paperwork is in place. So, creating move in paperwork, organising gas checks and carrying out the move ins, they are an essential and highly trained part of our business.

Maintenance – Unavoidably, its likely that maintenance issues will arise at your property. Our maintenance team has over our 25 years of trading gathered a comprehensive list of tried and trusted contractors who can quote for the wide range of repairs reported. Our tenants have a bespoke online repair reporting system ‘Toolbox’ which enable tenants to report a repair online, alongside any photos.

Operations – Ensuring all lettings legislation is adhered to, so that in the event a tenant fails to make a payment and falls into arrears they can liaise both with the tenants and yourself to resolve the matter as quickly as possible. Sometimes despite our best efforts this is not possible, so we will liaise with you and discuss serving statutory notices.

Accounts – Our dedicated accounts team will provide you monthly with a statement showing rents received and any relevant expenses such as contractor invoices, service charges etc.

What is NALS?

NALS (The National Approved Letting Scheme) is an independent, not for profit licensing scheme for lettings and management agents operating in the Private Rented Sector. Established in 1999 by the Empty Homes Agency with the backing of industry organisations such as ARLA and RICS the aim was to establish a single badge for consumers to look for and understand the service and protections a NALS firm offered through adherence to strict licensing criteria.

NALS is a well-respected organisation recognised by Government, tenant and landlords organisations alike and is the only agent organisation whose sole focus is consumer protection.

Tenants and landlords can have confidence in NALS firms because they have agreed to:

  • Meet defined standards of customer service.
  • Be part of a Client Money Protection Scheme.
  • Have a written customer complaints procedure available on request offering adjudication through a redress scheme.
  • Have current Professional Indemnity Insurance.
  • Hold a dedicated client bank account designated as only holding clients money.
  • Commit to an annual independent inspection of their client accounting procedures.

These requirements and service standards provide protection and security for both tenants and landlords.

Safe Agent

SAFE – Safe Agent Fully Endorsed – is a mark denoting firms that protect landlords and tenants money through client money protection schemes.

There are several schemes in the sector operated by ARLA, NALS, RICS and UKALA to which agents voluntarily belong. These schemes are run by recognised industry bodies or organisations operating in the private rented sector to provide accreditation and/or regulation. They are completely independent from the letting agent and they don’t act on behalf of, or have a duty of care to the participating firm. The scope of their CMP schemes varies and you can contact your agent to find out which scheme they are part of.

 

DPS – Deposit Protection Scheme

We keep deposit money safe for letting agents, landlords and tenants. Our free Custodial scheme is fast and efficient, and we also provide a competitively-priced Insured scheme. With over ten years’ experience of protecting tenancy deposits, we’re the home of deposit protection.

We’re authorised by the Ministry of Housing, Communities and Local Government to provide tenancy deposit protection in England and Wales.

We’ve been providing free Custodial deposit protection since April 2007 and Insured deposit protection since 2012.

The Property Ombudsman

The Property Ombudsman (TPO) scheme has been providing consumers and property agents with an alternative dispute resolution service for 27 years and provides consumers with a free, impartial and independent alternative dispute resolution service.
The Ombudsman’s resolutions are designed to achieve a full and final settlement of the dispute and all claims made by either party. The Ombudsman can, where appropriate, make compensatory awards in individual cases up to a maximum of £25,000 for actual and quantifiable loss and/or for aggravation, distress and/or inconvenience caused by the actions of an agent.

Independence

The TPO Board charges scheme members an annual subscription. The majority of the Board is made up of members.

The TPO Council is an independent council. It is the Council who appoints the Ombudsman and sets the Ombudsman’s Terms of Reference; it is also the Council to whom the Ombudsman reports.

Government Approval

TPO is a government approved scheme to provide independent redress in relation to disputes between consumers and property agents.

Redress not Regulation

The Ombudsman provides redress, where appropriate, to consumers whose complaints are considered on a case by case basis.

The Ombudsman is not a regulator and does not have the authority to take regulatory or legal action against an agent, impose fines or dictate the way agents conduct their business.

Landlord responsibilities

As a landlord you are responsible by law for most repairs and maintenance relating to the structure of your property, along with the following regulations:

Gas Safety (Installation and Use) Regulations 1994
These regulations place a requirement upon Landlords to have all gas appliances that are installed in any rented property checked and certified annually by a suitably qualified ‘Gas Safe’ registered engineer.

Electrical Equipment (Safety) Regulations 1994
These regulations state that all electrical equipment over 50 volts must be safe and satisfy requirements relating to sleeving of pins on plugs, colour coding main leads, labelling of cables and fusing information. Although the law does not say that the electrical equipment must be tested, the best way to protect yourself from prosecution is to have all relevant appliances checked and certified by a suitably qualified Electrical Contractor.

Smoke Alarm & Carbon Monoxide Alarm (England) Regulations 2015
These regulations require a Landlord to supply a smoke alarm on every floor of a let property and a CO Monitor in every room where a solid fuel burning appliance is situated.

The Energy Performance of Buildings (England & Wales) Regulations 2012
These regulations were initiated in 2007 and amendments came into force in 2013. They state that all properties to be let must have a valid Energy Performance Certificate (EPC) in place. MRC work with fully qualified Domestic Energy Assessors who can undertake this report.

The Health and Safety at Work (etc) Act 1974
The Control of Substances Hazardous to Health Regulations 2002 place an obligation upon Landlords to assess the risk of exposure to Legionnaires Disease.

Fire and Furnishings (Fire) (Safety) (Amendment) Regulations 1993
The regulations require that all soft furnishings, upholstery or upholstered furnishings – that includes beds, mattresses, pillows, settees, armchairs, scatter cushions, bean bags and so on – should conform and comply with the following three tests: The Cigarette Test, The Match Test and The Ignitability Test.
